anked as the second fastest growing county in the nation, Fort Bend County has earned a reputation as being an exceptional environment for raising a family, and is known as a "Boom" town for attracting corporate expansion and relocation.

The phenomenal growth is directly attributed to its quality of education, desirable homes, neighborhoods, lifestyles and its proximity to Houston. In short, it's a treat place to live and work.

Master-planned communities are accentuated with over 300 acres of lakes, 600 acres of parks and several country clubs offering over 250 holes of golf  Statistics show that Fort Bend County is part of the most affordable housing market in the nation and offers housing costs that are 8.7 percent below the national average and 39 percent below the average for all greater metropolitan areas over 2 million in population.

A recent surge of business development has added more restaurants, retail shopping, professional services and medical facilities to meet the growing needs of the county.

A major recent development was the opening of First Colony Mall in March 1996. The 1 million-square-foot mall is built in a one level "family friendly" fashion and anchored by four national retailers.

Another attraction to Fort Bend County is its close proximity to Houston's world-class performing arts, including a symphony orchestra, ballet, opera and theater, art museums and galleries and three major league sports teams.

Places of worship, recreational centers and community organizations are woven throughout the neighborhoods to further enrich family growth and lifestyle.

Cinco Ranch

Opening six years ago, Cinco Ranch's 5,000 acres are home to more than 1,700 families with a projection of 8,500. New home prices begin in the high $80,000s. Major amenities include a private beach, beach club and swim lagoon, pool complexes, parks, basketball and picnic areas and an 18-hole, daily fee golf course.  Located in the Katy Independent School District, Cinco Ranch contains the West Houston Institute, a higher education facility run by the University of Houston.

First Colony

Begun in 1976, this 9,700-acre community contains neighborhoods or villages segmented by price range and styles, extensive greenbelts, lakes and landscaped boulevards First Colony is currently home to 13,600 households with 14,800 projected. Restaurants and shopping are plentiful, and the First Colony Mall with several large anchor stores opened in 1996. New housing prices range from $110,000 to more than $1 million, with resale prices ranging from $60,000 to more than $1 million. Major amenities include a private country club, athletic fields, lakes, an aquatic center, 2.5 million square feet of retail and 1.7 million square feet of campus and garden-style offices First Colony is in the Fort Bend Independent School District.

Greatwood

This 1,450-acre community is home to more than 1,700 households, with a projected 2,899. Opening in 1990, Greatwood is built around lakes, woods and a golf course New homes begin in the $110,000s. Major amenities include a championship daily-fee golf course,32 acres of lakes, a trail system throughout the community, two recreation complexes with tennis and swimming, playgrounds, meeting room and nature park. Greatwood is part of the Lamar Consolidated Independent School District, with the Susanna Dickinson Elementary School located in the heart of the community.

Lake Olympia

Lake Olympia, known as the Urban Resort, offers 1,000 acres master-planned by nature, including 130 acres of lakes and nine miles of wooded shoreline. The private Marina and Swim Club offer boating and fishing to residents, and 54 holes of golf are available at the adjacent Quail Valley Country Club. Lake Olympia is convenient to dovntown and the Medical Center, and is only five minutes from First Colony Mall. New housing ranges from the $100,000s to over $1 million. Educauon is provided by the renown Fort Bend schools.

New Territory

Begun in 1986, this 2,300-acre community contains numerous lakes and parks. New Territory is home to approximately 2,500 families, with 4,500 families projected. New housing prices range from the upper $80,000s to $800,000, with resale prices starting around $110,000. Major amenities include three recreation centers,8.5-acre Pecan Park, seven lakes and 450 acres of greenbelt and jogging trails. New Territory is in the Fort Bend Independent School District.

Pecan Grove Plantation

Developed in 1977, this 1,400-acre community is built around a golf course and wooded areas and is home to 3,734 families with a projected 3,950. New houses are priced from $80,000 to $400,000, with resale prices ranging from $60,000 to 5350,000. Major amenities include a 27-hole golf course, three swimming pools, tennis courts, pockets parks and country club with fine dining and fitness center. Pecan Grove Plantation is served by both the Fort Bend Independent School District and the Lamar Consolidated Independent School District.

Quail Valley

Built in 1969 among pecan groves along historic Oyster Creek, this 2,530-acre community is home to 3,963 families, with a projected 4,800. The neighborhood is interspersed with lakes and golf courses, and enjoys the lowest tax rate of all East Fort Bend County communities. New housing prices range from $90,000 to $150,000, and resale prices range from $100,000 to $500,000 Major amenities include 54 holes of golf, 20 lighted tennis courts, an athletic center and country club facilities. Quail Valley is in the Fort Bend Independent School District.

Sienna Plantation

Sienna Plantation, the largest single contiguous land tract to be developed in the Houston market in more than a decade, will have its first phase of housing ready in early 1997 Sienna Plantation is comprised of 7,300 acres (12 square miles) of land, the majority of which is heavily wooded with beautiful hardwood trees. The area is surrounded by 10.5 miles of levee with natural lakes and streams throughout the property and has four miles of frontage on the Brazos River.

The master plan will provide for up to 14,000 residential units, 300 acres of commercial, retail, civic, community facilities and 2,000 acres of open space dedicated to golf, recreation and parkland. Sienna Plantation is in the Fort Bend Independent School District.

Sugar Creek

A community since 1969, the 1,200 acre Sugar Creek is built around two private country clubs and is home to 1,592 households with 1,684 projected. The convenient entrance off U.S. 59 is surrounded by retail and commercial amenities. New housing prices range from $150,000 to $750,000, with resale values ranging from $110,000 to $1 million. Major amenities include private country clubs with 27 hole and 18-hole golf courses, community park, playground, pool, banks, churches, restaurants and mandatory security systems in all homes with optional central monitoring without cost. Sugar Creek is in the Fort Bend Independent School District.

Sugar Lakes

This 330-acre waterfront community is built around 44 acres of lakes and nature reserves. Sugar Lakes is home to almost 500 families with a projected 1998 build-out of 600 homes. Nev. home builders predominately cater to the move-up buyer through the construction of single family homes, custom homes and the Baybridge garden home collection New housing prices range from $170,000 to $550,000. As a special feature Baybridge homes feature a full yard maintenance program. Resale prices range from $150,000 to $600,000. Major amenities include a community center complete with swimming pool, tennis and basketball courts and lake front walking/jogging trails. Sugar Lakes is conveniently located off U.S. 59, just minutes away from First Colony Mall and is situated within the highly acclaimed Fort Bend Independent School District.

Weston Lakes

This private, guarded community of 1,400 acres is home to approximately 400 families, and includes a natural setting of winding lakes and hundred-year-old pecan trees Homesites are priced from $ 15,000 to more than $90,000. New housing prices range from the $130,000s to more than $1 million, with resale prices ranging from $174,900 to $725,000. Major amenities include a 24-hour guard with access gate and private streets, country club with three dining rooms,18-hole private golf course, tennis courts, croquet court, pools and Pecan Park Weston Lakes is in the Lamar Consolidated Independent School District.
